Miami continues to evolve at a remarkable pace, and for buyers, sellers, investors and residents, understanding what is coming next can be just as important as understanding what is already here. I had the opportunity to attend the Miami DDA Town Hall Meeting and hear first-hand the opportunities and challenges our rapidly growing community is facing.
Executive Director, MJ Green, and fellow Economic Club of Miami member, eloquently outlined future priorities and vision for the continual growth and improvement in making Miami a world-class destination. Community members spoke out applauding the DDA for the support to small businesses and ease in transitioning to opening businesses here.
One of the most interesting tools for doing exactly that comes from the Miami Downtown Development Authority (Miami DDA) interactive 3-D map that allows people to explore downtown Miami’s existing buildings, projects under construction and developments in the pipeline.

Why This Matters If You’re Buying or Selling in Miami
For real estate buyers, a property should never be evaluated solely on what you can see from the front door or walking around the perimeter of the property – now.
The surrounding development pipeline can influence views, traffic patterns, walkability, retail, transportation, construction activity and, ultimately, the experience of living in a neighborhood.
Imagine you’re considering a condo with an open skyline or water view. What happens if a new tower is planned across the street? Or perhaps, a vacant parcel nearby is eventually developed into a residential building with restaurants and retail at street level. Neither scenario is necessarily good or bad. However, both can change the way you evaluate the property and your future living/investing situation.
That’s why understanding what is there today – and what could be there tomorrow- is an important part of making an informed real estate decision.
A Different Way to Look at Brickell
Brickell is a phenomenal case study. For years, the neighborhood has been transformed by new residential towers, offices, hotels, restaurants, retail and infrastructure. When I work with buyers, I encourage them to think beyond the individual property and consider the broader picture:
- What is happening in the vicinity?
- What is planned nearby?
- How could the neighborhood evolve?
- Will today’s view, traffic pattern or level of activity look the same several years from now?
Those questions can be particularly important when comparing properties.
What I Would Look At Before Buying
If you’re considering a property in Downtown Miami or Brickell, I would use the map as one piece of the due-diligence process.
I would suggest evaluating:
- Projects under construction near the property
- Planned or proposed developments
- Potential changes to views and density
- Nearby public spaces and amenities
- Zoning and development codes
- How the neighborhood could evolve over the next several years
The goal isn’t to predict exactly what Miami will look like 5-10 years from now as development plans can change, projects can be delayed or perhaps never built. Rather, the DDA map gives buyers something incredibly valuable, context.
Miami Real Estate Requires a Forward-Looking Perspective
Miami’s skyline is not finished. The city’s development pipeline is a reminder that real estate decisions here require more than comparing list prices, square footage and monthly maintenance costs. The question is not “What am I buying today?” It’s also, “What am I buying into?”
