3/ High HOA fees: One time initiation fees of $300K+ are making buyers question the ROI and explore the multitude of lifestyle options S. Florida provides.
4/ Condo Special Assessments: Assessments are disrupting the Miami condo market as post-Surfside safety laws are requiring buildings to complete structural inspections and fully-fund financial reserves for major repairs. Condo buildings must have funded reserves and structural integrity or face the predicament that traditional mortgage lenders will refuse to finance, transitioning to cash-only opportunities.
